Very poor management and greedy.I lived in poor conditions for 10 years. Yet, I played rent each month on time and never missed a payment. Work that needed doing was either bodged or dodgy at best and most, not even completed. After getting a section 21, after we asked for him to fix something, I had had enough and knew it was time to go. Landlord, not only refused to pay back over payment of rent but blackmailed me into releasing deposit back if I wanted my rent money. I've refused as I have rights too but both companies who deal with the letting agency's have been so unhelpful and uncaring to the bigger issue this put me in.5 weeks later and I've still not received anything. After a lot of research and meeting with solicitors we then emailed them with action we were informed we are legally obliged to take. I've had the run around for over 2 weeks now saying the rent has been issued out to me. It doesn't take this long to get a refund. The team do not care about a tenants rights. If this was a payment due to them they would be able to take it out of deposit. No action like this is required for tenants. There is no plan in place to help tenants who are being ripped off and taken advantage of. Shipways are all smiles and sunshine when they want you to buy or rent. But the minute they get you to sign, they don't want to know unless you owe them money. You are passed over to sequence who yet again, only care about the paying client. And Jade, the woman who dealt with my area was NEVER there. She was either off or on a lunch break. And leaving messages never worked. Talking to the person dealing with her cases was even worse.
I give one star, because they always smile at you when you enter.Poor and lacklustre letting management leadership. Lots of little extras to pay for and they, from my own personal experience do not give a damn about how tenants look after your property. Poor letting management has cost us thousands, and to add insult injury, while trying to sell through a cash buyer instead of them, they quoted (as told to us by "quick move") its value at only being 90000, but having sold it last week, we see they have it on the market for 95000. Since we started with Shipways 7 years ago, I believe the value has deteriated seriously.

Having made an offer on a house we loved we were asked to UP our offer before it was even put forward to vendor. Then told we had highest offer but how much more would we offer as another interested party. Then told other party had to get mortgage where we were cash. Then get a call from area manager to say other interested party was from the branch and would we UP our offer to best and final. Then guess what.... we still didn't get the house...... dishonest and discriminatory, outrageous. Area manager didn't even have decency to call me personally to let me know even though we were chain free, cash buyers with original highest offer we were not successful.....rubbish time wasters .
